Why people book an inspection
Most inspections fall into a few situations. You're buying a house and the outdoor kitchen is part of the price. You're a landlord or short-term rental host and want to know the grill is safe for guests. You just moved in and the grill hasn't been used in years. Or something seems off (a faint smell, a slow light, a flame that looks wrong) and you want someone to look before you cook on it again.
An inspection is a diagnostic visit. We look at everything, test what can be tested and write it down. It's not a cleaning and it's not a repair, though we can do either on the same visit if you want.
What we check
- Gas supply connection at the grill, leak tested with solution
- Propane regulator, hose and tank connection, or natural gas flex line and shutoff
- Valves and manifold: smooth operation, full shutoff and leak test
- Burners: rust, splits, warping, port blockages and spider webs in the venturis
- Flame quality on every burner: color, height and stability
- Ignition: spark at each electrode, wiring condition, module or battery box
- Safety valves and thermocouples on grills that have them
- Heat plates, grates and firebox condition
- Grease buildup and whether the grease path drains properly
- Hood, hinges, springs and handles
- Housing and island ventilation, and clearance from combustibles
- Signs of rodents: nesting, chewed wiring or droppings
- Model and serial number recorded, with an estimate of age
How it works
- 1
Book and tell us why
Let us know the reason for the inspection (purchase, rental, safety concern) so the report focuses on what matters to you.
- 2
Visual check
We look over the outside, the island ventilation and the gas supply before anything is touched.
- 3
Partial teardown
Grates and heat plates come out so we can see burners, the firebox and the grease path.
- 4
Gas and ignition tests
Leak tests on every accessible connection, spark tests on the ignition and test firing on each burner.
- 5
Written report
You get photos and a plain-language summary sorted into safe, worn and needs attention, with rough guidance on what each item would take.
Inspections for home buyers
General home inspectors usually note that a grill exists and maybe that it lights. They don't take it apart. If the outdoor kitchen is a meaningful part of the home's value, a grill inspection tells you whether you're getting a grill that's ready to cook on or one that's due for major parts or a replacement. We'll note the brand, approximate age and condition so you can factor it into negotiations. Our used grill checklist covers what to look for if you're doing a first pass yourself.
Inspections for rentals and HOAs
Grills at short-term rentals and community pools get used by people who don't know them and won't report a problem. A regular inspection, often paired with a cleaning, catches leaking hoses, missing knobs and grease buildup before they become a guest complaint or a fire. HOAs and property managers can set this up on a schedule through our community grill service or a maintenance plan.
What an inspection isn't
We inspect the grill and its connection at the grill. We don't pressure test the home's gas piping, and we don't evaluate the island's structure or the house's electrical. An inspection also isn't a warranty or a guarantee that nothing will fail later; it's an honest snapshot of the grill's condition on that day. If we find repair items, the work falls under grill repair, and grease buildup is handled by a cleaning.
Inspection questions
How long does an inspection take?
Usually about an hour for a typical built-in, a bit longer if there's a side burner, rotisserie, or other appliances in the island to look at.
Can you inspect during escrow on short notice?
We'll do our best. Let us know your contingency deadline when you book and we'll prioritize it. You'll need the seller's permission to access the grill.
Will you fix things you find during the inspection?
If you want us to and we have the part, yes. Otherwise the report gives you a clear list and we can schedule the work.
Can I get a report to send to my landlord or HOA?
Yes. The report includes photos and a written summary that's easy to forward.
How often should a grill be inspected?
For a home grill, a look at the gas and burners once a year (usually during a cleaning) is plenty. Rentals and shared grills benefit from more frequent checks. Our grill safety checklist covers what you can check yourself between visits.
What does an inspection cost?
It depends on the grill and what else is in the outdoor kitchen. Call or text us, and if you book a cleaning or repair at the same time we'll quote it all together.
